Obesity in American society is not a secret. It’s a constant battle that is in the news often. Children and adults alike have problems with weight and exercise. However, does anyone ever consider the problem of obesity in your beloved pets? 17 million dogs are obese according to veterinarian standards. While these chubby little animals may seem cute and cuddly, they have drastic health problems. This obesity can leave them at risk for a multitude of diseases and an early death.

Arthritis, heart and breathing problems are just a few of the big problems associated with fat dogs and cats. In addition, the immune system of an obese animal is extremely compromised. They have more risk of diabetes, heart disease and cancer.

The causes of pet obesity are simple: poor dietary habits and lack of exercise. Certain breeds have a higher risk of being overweight. Owners of labs, pugs and Boston terriers have to really watch their weight. If your dog likes to snack, ice, plain popcorn and carrots are good low fat options to keep them satisfied between meals. Dog snacks are loaded with fat and sugar and very high in calorie. Often special diet animal food can help animals cut calories and lose weight also. It is important to access how often and how much your pet is eating too. Even if they are eating “diet” dog food, if they are having too much and too often they will still get too many calories. Ideally, dogs and cats should be fed at least twice a day for digestion and bowel functions. Fighting weight by cutting calories is only half the battle. Exercise is also a huge part of the solution in helping your pet lose weight.

As with starting any human exercise routine, you would consider age and general fitness. The same is true for dogs. Young dogs are active, but it is important not to push them too hard. They are still growing and exercising too much might be detrimental to their health and growth. Older dogs need to start out exercising slow and for short periods of time until you can determine the correct level of activity for them. It is also necessary to consider the dog’s breed to better understand what they are capable of. Dogs that are bred for work or sport need a greater amount of exercise to maintain health and emotional well being. Smaller breeds with short legs will not be capable of certain activities, such as running, for long periods of time. It is best to start out with a walking routine. All that is required is a good leash and your time. You can add more time each day until you decide just how long your dog will be able to go without tiring. If you would like to, you can move on to jogging once you have a good idea of how much walking your pup can do. Other exercise activities include fetch, Frisbee play, swimming and bike riding.

Analysis of Moisture

Moisture analysis is the study of how much moisture content is in a particular solid, liquid or gas. It covers a wide variety of methods for measuring moisture content. Moisture is monitored in commercial food production, agriculture, gas production and other quality assurance manufacturing. Trace moisture has to be closely controlled for the manufacture of pharmaceutical products so that drugs will not lose potency. Extremely important moisture analysis is done in gas measurement for applications including insulated gas for power plants and natural gas pipeline transport. Moisture analysis is an important tool in scientific laboratories in many facets of manufacturing and quality assurance.

Measuring moisture in solid or semi-solid materials is done in a laboratory using a loss on drying technique (LOD). This is the method used by scientists to study moisture loss and content. In this technique, a sample of the material is weighed and heated. It is heated in an oven for a predetermined period and then cooled in a dry atmosphere. This dry atmosphere is usually provided by a scientific appliance called a desiccator. Desiccators are sealable enclosures containing desiccants used for preserving moisture-sensitive items. When removed from the desiccator, the sample is then reweighed. The LOD is determined by the difference in weights.

This laboratory method is sometimes slow and tedious. Because of this, automated moisture analyzers have been developed to help with these tests. It has reduced the amount of time to just a few minutes. These moisture analyzers actually determine the moisture loss rate or how fast the sample is drying. These analyzers implore infrared heating technology to perform a LOD method. When the sample’s weight is no longer changing, it can be reasonably assured that all the moisture content is gone.

The moisture analyzer has two important components which are a balance and a heater. When an analyst places the sample in the moisture analyzer and the balance takes the initial weight. The heater inside the moisture analyzer heats the sample. During the entire test, the balance is recording the weight. When the sample is no longer losing weight the instruments turns off the heat and weighs the sample again. The comparison of these weights determines the moisture content.

Moisture analysis is important in many industries that are significant to our everyday lives. In the paper industry it is used for coating, printing and production of paper products. It is used in the production of soaps, rubber, ceramics, fertilizers, salts, drugs and resins. Perhaps, most used is moisture analysis in the food industry. Dried fruits, flour, sugar, confectionary products, coffee, cookies and crackers use moisture analysis as an important part of the manufacturing process. In building products, moisture analysis is used for drywall, cut lumber, particle board, plywood, carpet and ceramic tiles.

For a process, method and appliance that no one seems to think about, moisture analysis and moisture analyzers seem to affect where we live, what we eat, how we medicate ourselves and other important aspect of the every day life in America.

HUD Restrictions on the Real Estate Professional

I am sure that we all have heard of ridiculous restrictions the government has placed on the public. No matter the level of government (local, county, state, or federal), the department, or the area of the country, we have all shook our heads in disgust at some point.

I recently had an experience with the United States Department of Housing and Urban Development where I did just that. I am a licensed real estate agent in Texas and California. I spend part of the year in sunny California in the Encinitas/Carlsbad area and part of the year in the Dallas / Fort Worth area of Texas. I sell real estate in both states while I am local to the area.

How many of you are aware of the fact that the Department of Housing and Urban Development sells homes that they insure? Let me catch the rest of you up. The Federal Housing Authority (FHA) does not make loans itself. The FHA insures loans that only require a 3.5% down payment. This insurance is to entice the institutions to loan the money for real property where the buyer will not be putting 20% down (a so called conventional loan). In the event that the buyer fails to make their payments, they are foreclosed on and the FHA pays the note amount to the lending institution. On a conventional loan, the bank already has 20% of the sales price from the buyer, insulating the bank from any added costs or depreciation in the event that they have to foreclose and sell the property. When the FHA pays off the lending institution, the property ownership is transferred to HUD.

When someone wants to purchase a HUD owned property, they must follow a few rules. First, they must contact a licensed real estate agent (or broker). This licensee or broker must have a log in on the website Bidselect.com. This site is the clearinghouse for all HUD owned properties in the United States and its territories.

Now let me get to the head-shaking part. Prior to my being a real estate agent, I previously purchased a HUD home as an owner occupant. I have a brother that did as well. Now that I am licensed, we were looking forward to working some HUD deals as investors. I recently handed a copy of an executed contract into my broker where my brother was the buyer and I was the selling agent. My broker approached me later that day and asked me if I was related to the buyer. I said “Yes, he’s my brother.” He then responded that he thought we would have to cancel the bid.

I was astounded. I asked him why. He said that since the brokerage serves as a listing agent and helps prepare documentation for some HUD properties, I am unable to sell my family members a HUD home or buy one myself. Furthermore, neither my family members nor I am able to go through a different brokerage to purchase these properties. The contract was legal, but we had to request it be rescinded and my brother’s earnest money returned, which HUD complied with.

I would have certainly thought twice of joining a brokerage that severely limits my ability to purchase these properties. I may still change brokers. Please be aware of this if you are shopping for a broker.
